MATTHEW CARDOZO

DIRECTOR

Matt Cardozo is the Director of Alchemy Land and Developments, bringing over 20 years of experience in the construction and property sector. As a fully qualified Quantity Surveyor, he has a deep understanding of cost management, project delivery, and value creation — making him a trusted partner for investors and collaborators alike.


Since 2019, Matt has expanded into property development, undertaking specialist training with leading UK networks such as Titlesplit (Rachael Knight), Property CEO, PIN, Progressive Property, and Insight Group. He has also been mentored by business leaders including Matt Fiddes, Rob Moore, Jessen James, and Alfie Best, further refining his entrepreneurial and strategic expertise.


Alchemy Land and Developments focuses on commercial-to-residential conversions, refurbishment projects, and high-end serviced accommodation across the South West of England and North Wales. While Matt has delivered projects worth up to £25 million nationally, he now concentrates on smaller, high-quality schemes of 6 to 15 units that deliver strong returns and community value.


Notable projects include the rejuvenation of 48 derelict flats as part of the Foxhill Regeneration in Bath, contributions to the Nightingale Hospital during the Covid pandemic, and the launch of Cabin Hill, a luxury holiday retreat in North Wales.


What sets Matt apart is his values-led approach to development — ethical, sustainable, and community-focused. His philosophy is simple but rare: ethical property development, done properly.

NON-EXECUTIVE ADVISOR

Paul brings over 40 years of hands-on experience in construction, specializing in project management with a strong foundation in carpentry and furniture making.


Renowned for his attention to detail, reliability, and commitment to delivering projects on time and within budget, Paul ensures that every development runs seamlessly from start to finish.


Over the years, he has successfully managed major projects such as the Bristol City Disabled Adaptation Framework, Watershed Studio (Bristol), and several prestigious buildings in Queen Square (Bristol). His reputation for problem-solving under pressure, clear communication, and proactive risk management instills confidence in stakeholders that their investments are in capable hands.

Driven by a genuine passion for quality craftsmanship, Paul takes pride in guiding projects to successful completion. His mission is to make a positive impact—both through his professional work and personal endeavors.


Outside of work, Paul can often be found tinkering with his classic Land Rover Defender, testing his shepherding skills, or exploring new destinations. He also enjoys challenging walks and metal detecting, bringing the same patience, focus, and diligence to his hobbies as he does to every project he leads.



COLIN SMITH

NEA - Planning Consultant

Colin Smith is a seasoned Planning Consultant, Developer, and Public Speaker with over 30 years of professional experience. Throughout his career, he has successfully managed and resolved hundreds of planning matters, consistently achieving positive outcomes for his clients.


With extensive expertise in all aspects of building and planning regulations, Colin helps individuals and businesses maximize the potential of their properties or land assets. His deep understanding of planning policy, building controls, and law enables him to provide practical, efficient, and cost-effective solutions tailored to each client’s needs.


Colin works closely with our team to help clients unlock the full value of their properties—whether by creating additional space, supporting expansion, or realizing the development potential of their land. He advises on land use options and development opportunities, from single residential plots to multi-unit schemes and commercial conversions. He also oversees the design process, liaises with local authorities, and manages the necessary planning approvals.

Recognized as an authority on commercial-to-residential conversions using strategically applied permitted development rights, Colin combines technical knowledge with hands-on construction experience and strong project management skills.


He places great importance on building relationships—with stakeholders, clients, and planning authorities alike. Through his network, expertise, and collaborative approach, he delivers a comprehensive, “one-stop” planning and development service.


Colin began his career in private architectural practice, where he honed his design and drafting skills and helped the firm become one of the early adopters of computer-aided design (CAD). Later, as an independent professional, he established his own architectural and property design business, coordinating teams across a wide range of domestic and commercial projects.

Whether it’s an extension, conversion, or new-build, Colin provides end-to-end planning consultancy—offering expert advice, planning applications, cost estimates, council liaison, and troubleshooting support to ensure every project’s success.

IRISH FRITS GANZAN

COMMERCIAL ASSISTANT

Irish is a Commercial Assistant  at Alchemy Commercial, where she provides essential administrative support across the company’s projects. With a strong background in virtual operations, e-commerce, and business management, she plays a key role in streamlining workflows, managing communications, and ensuring that daily operations run efficiently.


During her tenure, Irish supported executive operations by reducing administrative backlog. In addition, Irish contributed to the firm’s branding and digital presence by helping design the company website, enhancing Alchemy Commercial’s visibility in the industry.


Her expertise spans administrative coordination, digital tools, customer service, and process optimization, allowing her to deliver consistent results.


Outside of work, Irish continues to develop her skills in digital marketing, design, and AI-driven productivity tools, reflecting her passion for innovation, organization, and continuous improvement.
